I had the pleasure of meeting Mrs. Dee Pasquale, Director of Residential Sales at Broccolini, who shares the vision behind this exceptional project and what makes it stand out in Montr\u00e9al\u2019s competitive luxury market.<\/p>\n\n\n\n

The choice of location was deliberate and strategic. \u2018There\u2019s definitely something to be said about the Golden Square Mile. Sherbrooke Street is definitely one of Montr\u00e9al\u2019s most pristine streets, for sure,\u2019 Mrs. Pasquale explains. \u2018We\u2019re near all of the galleries; we\u2019re near all of the shops. There\u2019s such heritage in the surrounding area that we really have tried to complement with the building design.\u2019<\/p>\n\n\n\n

The development team approached the project with reverence for its surroundings, creating a structure that stands out while fitting in. \u2018That was really one of our things, you know, building a project that really, shapes the skyline into an area that people are very familiar with,\u2019 she notes. Rather than constructing a typical glass tower, Broccolini opted for an elegant structure that incorporates elements from the historical buildings along the streetscape.<\/p>\n\n\n\n

Le Sherbrooke\u2019s standout feature is undoubtedly its massive courtyard, accessed through a distinctive gatehouse. \u2018The building has a gatehouse in the front, and then you would drive under the gatehouse into a massive courtyard,\u2019 she describes. \u2018I think, there are courtyards in Montr\u00e9al, but I don\u2019t think anything of this size exists in the city.\u2019<\/p>\n\n\n\n

At the centre of this courtyard stands a commissioned bronze sculpture of a ballerina, a piece that pays homage to the cultural arts. \u2018It\u2019s really paying homage to the arts, the cultural arts, dance, all of that,\u2019 she explains. \u2018The water spouts out like a skirt detail.\u2019\u2019 This unique artistic element adds an elevated aesthetic touch that distinguishes the property from conventional residential developments.<\/p>\n\n\n\n

The building\u2019s interior design draws inspiration from some of the world\u2019s most sophisticated cities. \u201cInspiration came Paris, from New York<\/a>, to bring that kind of feel to Montr\u00e9al for sure,\u201d Mrs.\u00a0Pasquale shares. Designer Andres Escobar<\/a> played a crucial role in this vision, \u201creally with the space planning and programming in the common spaces, but really picking some key elements from other things that he\u2019s seen along his travels.\u201d<\/p>\n\n\n\n

The result is a fusion of European and North American elegance tailored specifically for Montr\u00e9al. \u201cProbably New York, Paris, London inspiration and tying it all together to bring Montr\u00e9al something unique,\u201d she adds.<\/p>\n\n\n\n

Le Sherbrooke features an impressive array of amenities, including two distinct pools. \u201cWe have a rooftop pool for the penthouse and executive suite and then we have an indoor pool for our other suites,\u201d the Director of Residential Sales at Broccolini explains. The penthouse and executive suites have \u201ca separate lobby\u201d and \u201cseparate amenities,\u201d along with \u201can elevated finishing package within their unit.\u201d<\/p>\n\n\n\n

What truly sets this project apart is Broccolini\u2019s integrated approach to development. \u201cI would say the difference is that when we build something, it\u2019s a family\u2019s name as a stamp of approval on what we\u2019re delivering,\u201d Mrs. Pasquale emphasizes. With over 75 years in business and three generations involved, the company maintains exceptional quality standards.<\/p>\n\n\n\n

The key advantage lies in their vertical integration. \u201cI think it\u2019s a bit different in the sense that we have an internal construction team building. So there\u2019s not a disconnect between hiring a third party to do this,\u201d she explains. \u201cIt\u2019s a one-stop shop in the sense of acquiring the land, to get it approved, to selling it, to building it.\u201d<\/p>\n\n\n\n

This cohesive approach ensures consistency and quality control. \u201cWe\u2019re not having to explain what we expect to a third party. It\u2019s already understood because we live and breathe what our vision and what we want to deliver is,\u201d she notes. A highlight of Le Sherbrooke is the partnership with Beatrice Ristorante<\/a>, the iconic Montr\u00e9al restaurant. \u201cBeatrice has always been, I would say, a household name in Montr\u00e9al. When I first came to Montr\u00e9al, they were like, oh, you\u2019ve got to try this restaurant, Beatrice,\u201d Mrs.\u00a0Pasquale recalls. \u201cIt\u2019s fine dining,\u201d she adds, emphasizing how the restaurant\u2019s established reputation and clientele align perfectly with the building\u2019s luxury positioning.<\/p>\n\n\n\n

Bringing Beatrice into Le Sherbrooke was a natural fit. \u201cThe Broccolinis go there for dinner all the time. Literally, I pass by at night when we\u2019ve had an event at the sales office, and I see family members waving over to me. I think it was a no-brainer,\u201d she says.<\/p>\n\n\n\n

The partnership represents a meeting of two Italian family businesses with shared values and decades of expertise. \u201cThey\u2019ve been in this space for probably over three decades. We\u2019ve been in the construction space for over 75 years. So, having a synergy where we\u2019re both experts in our field makes sense,\u201d Mrs. Pasquale explains.<\/p>\n\n\n

The collaboration began organically, long before it became official. \u201cEven our launch events, we had them at Beatrice. When we would do catering in the sales office, it was from Beatrice,\u201d she notes, highlighting the deep-rooted relationship between the two families.<\/p>\n\n\n\n

What makes this partnership particularly unique is its departure from typical residential development models. \u201cUsually when they build a condo or a hotel, it\u2019s like the restaurants are almost always new. New places that the residents around don\u2019t really know,\u201d she observes. By incorporating an established institution like Beatrice into Le Sherbrooke, Broccolini offers residents immediate access to a beloved culinary destination. The Ristorante Beatrice will reopen in Spring 2026. <\/p>\n\n\n\n

Le Sherbrooke launched during the thick of COVID-19, requiring constant adaptation. \u201cWe launched this project in the thick of COVID, right? You\u2019re allowed two people. You\u2019re allowed ten people. You can\u2019t have a party,\u201d Mrs. Pasquale recalls. \u201cWe were able to pivot. We were constantly pivoting and still able to have such a successful launch and continue momentum.\u201d<\/p>\n\n\n\n

Despite the challenges, she speaks proudly of the team\u2019s resilience: \u201cWe really do work as a family, and I know that\u2019s so cliche, but it\u2019s honestly true. You can interview anyone from Broccolini, and they will tell you it is different here.\u201d<\/p>\n\n\n\n

With first move-ins scheduled for mid-November 2025, Le Sherbrooke is attracting a diverse clientele: \u201cdownsizers, young professionals, first-time buyers, because we do truly have something for everyone.\u201d Studio suites to three-bedroom penthouses ensure variety, while the location near Concordia, McGill, and several hospitals attract both end users and investors.<\/p>\n\n\n\n
